Lead Commercial Maintenance Technician

The Lead Maintenance Technician will help maintain the property or properties appearance, ensuring a comfortable atmosphere throughout building(s) and general functioning of property machinery and systems, applying expertise and knowledge toward the ongoing property operation. Overtime, call-in and weekend work will be required. The individual in this role will cover for the property Manager as needed. Must possess a willingness to provide aggressive, timely and accurate service in all aspects of building operations. Additionally this person will oversee preventive maintenance processes and procedures at all Houston properties.
Duties and Responsibilities:
- Develop maintenance schedules and scope on all equipment all properties.
- Perform scheduled maintenance as directed by property manager and maintain records of such.
- Address tenant service request in a timely manner.
- Maintain proper inventory of maintenance parts and supplies.
- Assist property manager in preparation of annual budgets and help maintain operations within budget.
- Assure that all contractors operate safely and insure the owners best interest is maintained.
- Requires 24/7 availability.
- Requires after hours and weekend work from time to time.
- Help handle disaster preparedness at all properties.
- Coordinate with all property managers concerning service levels.
Requirements:
- 5-10 years of mechanical, electrical and plumbing maintenance experience; light carpentry skills are desirable
- Must have extensive knowledge in dealing with tenant service request
- Computer skills are required; familiarity with the Train Tracer building automation system preferred
- Detail-oriented with ability to read schematics and prints
- Safety-conscious, self-motivated and flexible
- Ability to occasionally lift up to 50 pounds and climb ladders
- A maintenance electricians license a plus
- Good communication skills and a professional appearance and attitude
- Must have a vehicle to drive and a valid Texas drivers license and a good driving record.
